I got another house! And this one is a fixer-upper/flip project. I have been enjoying the process of taking something old and refreshing it to something newer. The house was built in 1904, with a couple extensions in the 1940's and 1994, so it's interesting to see how the building styles changed over time.

For instance, a prominent difference is the change from 2x4's being 2 inches by 4 inches, to 1.5 inches by 3.5 inches, as well as ceilings being shorter, and walls being made from gypsum board rather than lathe and plaster (a significant upgrade in my opinion).

It has been an interesting learning experience to flip the house; moving slow has been a great skill to learn, in that things get done bigger, better, and safer when being slower, such as moving fewer materials at once, or drilling pilot holes, or using the right tools for the job instead of bastardizing a different tool to do what I need it to. There are a number of reasons I decided to go with housing, including but not limited to: I enjoy working with my hands, housing is relatively simple (what you see is what you get, everything kinda fits together like a puzzle), it's creative, it's relatively fast - mere months to turn something around - so it's not too far from a get-rich-quick scheme (which is what I would like in order to raise funds for the gym, though private funding may be needed either way), I can work on my own schedule, I get exercise, I get more familiar with building standards and procedures, and dealing with operations that don't follow them (I'm just as guilty of not following them in my own house).

Overall, I think I'm happy with my decision at the moment to flip a house as it add real tangible benefit to the community, while allowing me to exist a little longer and generate some skills, so if/when I do this again in the future I will be able to perform work faster and more efficiently, and hopefully this will be able to spill back into other endeavors I undertake, whether they're more physical or mental.
